401 DERBY AVENUE, OAKLAND

Located in the heart of Oakland’s artistic Jingletown neighborhood, this new 112,000 sf, four-story building fronts three streets with an internal courtyard that opens onto Derby Avenue. The main entry is recessed in a generous building break at the mid-block of Derby Avenue.

Framed by floating metal pedestrian walkways, the building break provides a glimpse into the residential courtyard above. The exterior is cladding in various types of metal siding, broken up with splashes of color at recesses, reflect the warehouse nature of the neighborhood. A street-level gallery/community room has a deck above at the corner of Derby and Glasscock, providing a covered outdoor room and a view to the Estuary.
